Obwohl Firmenhochhäuser, Geschäfts- und Bürobauten das Bild am neuen Potsdamer Platz bestimmen, ist langfristig ein Wohnflächenanteil von 20 % vorgesehen. Angemerkt wird bei aller Geschäftigkeit, dass sonst zum metropolitanen Straßenbild dazugehörende Personengruppen wie etwa Obdachlose, Punks oder auch Straßenmusiker am Potsdamer Platz nicht anzutreffen sind und das Ganze so einen sehr synthetischen, künstlichen Charakter aufweise.
